Lease contract gone bad

Mim & Mr Jim enter into a contract of lease. The monthly rental is R1000. Mim
moves into the flat and for the first few months pays his rental regularly. After
this he falls into arrears and does not pay his rent for 4 months. Mr Jim is
extremely frustrated and approaches you for advice. In the flat Mim has a bed, a
stereo system that belongs to him, a stove and fridge that he borrowed from his
mother, a sum of R2000 in cash belonging to his brother and an engagement ring
which he intends to propose to his girlfriend with.
Can u advise Mr Jim as to a possible remedy?

The landlord should evict Mim with no notice, and hold his property as colateral until the rent is paid in full! Mr. Jim kept his end of the bargain, but once Mim is gone, he is responsible for all the rent, but not the arrears.
