If only one of five heirs signs a contract. Is it valid?

We have 5 heirs to 100 acres of property in Kentucky. One of five heirs signed a coal mining contract. Is that a valid contract or do the other 4 heirs have to sign?

If the 1 heir who signed is a legal representative of the other 4, then the contract is valid. However, if the property is mutually owned by all 5, and 1 acted unilaterally, then the proposed contract can be successfully challenged in court.
