How do I collect overdue rent?

We have a Tenant who is (5) months behind in rental payments. We reduced her rent $100. per month last December because she was having trouble paying on time. Now she claims she is in trouble again and is trying to get money from a Sister and her Dad to pay us.
During the past several months she promised to pay us when she got her taxes, to date she is still stringing us along. We also loaned her $3000. to help her when her husband left her. Call us stupid but what can we do??? I suspect she has the money.

I call you kind hearted and maybe a little of the other also.
There are tow things you can try to do, You can get a judgment against her but that probably does not get you any money and ups your costs. She may have the money, but she is not giving it to you. If she has a job, that is a different matter.

I'm not sure what state you're in, however, in most states if you contact the sheriff's office ( not the police department ) and declare that you want to evict a tenant for non-payment of rent due, they'll give you forms to fill out. This will allow you to have your day in court.
